Client Requirements:

SM5 were contracted for a full design and build project on the refurbishment of circa 30,000 ft2 of office space across 3 floors including reception area, lift lobbies, WC’s and external paving.

CAT A refurbishment of tenant areas and full refurbishment of all landlord areas. 

Work included:
  • Extensive strip out and demolition works 
  • Upgrade of services through - M&E, Fire, Intruder and CCTV
  • The preparation and decoration of all walls
  • Replacement plasterboard and lay in grid ceilings throughout
  • Reconfiguring office partitions to suit new layout
  • Installation of new flooring
  • New wall and floor finishes
  • Extensive toilet and shower room refurbishment
  • Lift lobby and reception area – extensive refurbishment 
  • Fire stopping works
  • External ceramic tiling of entrance

SM5 were able to stick to an ambitious programme ensuring that all works were coordinated to minimise disruption to existing tenant on top floor and neighbouring businesses
